There are a number of protective warranties described in your New Home Purchase Agreement -and referenced below- that we offer for your peace of mind. FCB Homes stands behind our workmanship. Owning an FCB home ensures you a timely response to your warranty requests. Please review the following summary to learn more about the warranty process before submitting a warranty request.
At FCB Homes, we want you to rest easy knowing we will be back to check-up on your home three times during your first year of ownership. During these visits, our goals are to ensure that:
Many professionally manufactured products are included in your new FCB Home and are independently warranted by each manufacturer for various time periods depending on the product. Examples include appliances (dishwasher, garbage disposal, etc.), plumbing fixtures, windows, finish hardware, attic fans, garage door opener, lighting fixtures, and the like (warranty, manufacturers and timelines for coverage may vary from home to home).

One year Fit and Finish Warranty
Your one-year fit and finish warranty was provided to you as part of your purchase agreement in your iMormational binder. It describes your rights and obligations as a homeowner in connection with the quality of specific materials and workmanship used to construct your home. This warranty covers original materials or workmanship as of the date of your close of escrow and continues for one year thereafter, unless otherwise noted.
This One-Year Fit & Finish warranty does not include normal wear and tear, exposure to elements, lack of maintenance, damages or causes beyond FCB Homes’ control such as acts of God, pests, alterations or improvements made by anyone other than FCB Homes, dampness or condensation caused by failure to maintain proper ventilation, natural variations in color, failure to clean roof gutters, texture, thickness, grain and shade on wood cabinets, floors and trim, changes in grading made by on behalf of homeowners, and failure to give prompt notice to FCB Homes of an issue of concern, among others. [Note: This is a not intended to be an exhaustive list.]
FCB Homes also warrants our homeowners that our new homes will meet the high standards set by California under SB-800 (California Civil Code, Title 7) which provides for the useful life and operational capabilities of your home over a varied number of years after your purchase, depending on the component. This law describes the level of performance you can expect in your home’s components, including such things as your irrigation system and drainage (1 year), to landscaping (2 years), to driveways, electrical and plumbing (4 years), to paints and stains (5 years), to your home’s foundation and windows, structural integrity, HVAC system, roofing, countertops and more (10 years).
FCB Homes will pay to enroll your home at the close of escrow (and provide you a Certificate of Warranty) in the Home Buyers Warranty (HBW) 2-10 program. This program provides an additional layer of protection for our workmanship, new home systems along with the structural integrity of your home. Details of this coverage are set out in the 2-10 Home Buyers Warranty booklet you have been provided. All claims to HBW should initially be made through FCB Homes Customer CareDepartment. If further action needs to be taken after contacting us, a notice of action can be filed directly with HBW 2-10. See 2-10.com for further details.
In addition to your home’s 1st year’s check-ups mentioned above, we realize that other items of concern may come up from time to time during applicable warranty periods that may need the attention of ourselves or our subcontractors. These concerns can be handled by submitting all Warranty Requests in writing to our FCB Homes Customer Care Department. Please note that you, or your authorized representative, must be present to provide access to the home for a warranty service call and will be asked to sign an acknowledgement that any remedial work was completed to our mutual satisfaction. To submit a request, please click on Warranty Request and an FCB Homes representative will contact you within 48 hours of your submission. Appointments can be made for our Customer Care representative to visit your home Monday through Friday between 7:30 am to 3:30 pm.

Well, to give a statement of how we feel about our home, the process, and FCB we have to start when we started looking for a home.
We were not happy with the condition of the available pre-owned homes in the area and wanted a larger home with a single story. As we were becoming frustrated, I asked my then fiancé, “what about new?” I had heard good things about a builder (FCB) in Lodi, and it couldn’t hurt to take a look.
We were impressed with the design, artisanship, and the quality of amenities that were standard features in the homes at Rosegate. We immediately fell in love with the Florentina model in Artistry. The sales people took such great care of us, made us feel like we were their only buyers, answered every question, dealt with all of our needs without ever making us feel like we were bugging them, and stayed with us through the entire process until after we received our keys. I cannot say enough good things about our representative in the Artistry office. The FCB builders and leads were extremely customer centric and the entire build was transparent. I have never had a builder so open and actually enthusiastic about the buyers seeing the home at every stage. I could see the pride in the build quality in every person that we met through the build. Even the subs were friendly and helpful. Problems and unexpected challenges happen with every build, but at every point, a solution or multiple solutions to choose from were given to us, and always included a better option or a resolution that exceeded our expectations. The design center was made into the most fun time possible because of Lisa Aguirre and her team. She gave us all the time we needed, and often more time than we had in our appointments. She handled our changes without flinching, and was so pleasant to deal with that we looked forward to the appointments. Lisa is very talented and knowledgeable in design, and that made it fun. We always felt like we had a partner and advocate for our best interest. She provided us such valuable guidance and counsel throughout the process.
At the risk of this ending up too long, the final inspections, after build home warranty inspections and fixes were handled by the best people. Never were we made to feel silly or too picky when we found something to be repaired. All of our questions were answered completely, and Steve has a better eye than we do on finding the slightest imperfections that he enthusiastically scheduled to get fixed.
We could not be happier with our FCB home—it felt like home from day one—maybe even before that. Much of that is due to the customer centric culture at FCB and the high standards for building homes in the community.
